Reconstruction

"Reconstruction is a change in the technical characteristics of an existing building, whereby its structural elements, performance or other improvements are made, whereby at least part of the structural elements of the existing building must be preserved, and the dimensions of the building, as a rule, do not increase but may decrease. An increase in dimensions is only possible in the context of reconstruction due to coordination with the essential requirements, as defined for buildings by the regulations governing construction. Reconstruction is also such a change of purpose, as a result of which the building is classified in a higher category of complexity in accordance with the regulation that regulates the classification of buildings according to the complexity of construction."

"Minor reconstruction is work that is not maintenance of the building and is not a reconstruction but is the improvement or replacement of several individual structural elements that do not threaten the stability of the structure, the replacement of elements of the public water supply system, public sewers, major breakthroughs in the structure, installation of elevators inside the building and a minor increase in volume that does not increase the gross floor area of ​​the building, and the addition of an external staircase or elevator that does not connect more than three floors."

Reconstruction is, in addition to new construction, one of the most extensive architectural interventions, which is reflected both in its broad content of phases and in its time frame.

It consists of five main architectural phases, covering a wide range of mandatory and additional sub-contents.
